Frequently Asked Questions

  • Yes, these are deeded lots and part of an Homeowner’s Association.

  • No, the cottage is restricted to 180-day use occupancy. Wildwood is open year-round but the occupancy on the cottage must not exceed 180 days and this is governed by the community association.

  • Yes, with restrictions. Cottages can be rented to friends and family and amongst other owners’ guests. There is a community App that helps facilitate that.
    Cottages are not allowed to be listed on Short Term Rental sites like Airbnb and alike.
    This helps protect the community culture and support the community mission.

  • There are community rental dock slips and select dock and bouy options available for sale when there is a cottage resale.

  • Absolutely, please ask us about specific community rules or read about them in the governing documents.

  • The cottages are custom build Park Models and have a LNI Title and VIN Number Registration. It is a Recreational Vehicle Classification.

What do the Association dues cover?

  • Full-time Resident Management & staff as needed.

  • Water & septic utility for the whole community.

  • Lawn care on your lot & the whole 14-acre site.

  • Maintenance of numerous community buildings.

  • Pool & hot tub operations and sports court maintenance

  • Marina, boat launch, and marine fuel station operations.

  • Mail & Package services, and laundry facilities.

  • Waste disposal and recycling for the community.

  • Contributions to the community reserves.

  • Funds for community events and fun!

Staying on Mission

Wilwood is structured as an Association and its governing documents and financials are available for review in the purchase process. The Board of Directors meets regularly to govern, examine policy, and review operational reports of the Management Company and Resident General Manager for the proper execution of its Mission.
